1. Shingles curling at the edges. 2. Missing shingles after a windstorm. 3. Granules collecting in the gutters. 4. Dark streaks or moss growth. 5. Cracked or lifted flashing around the chimney. 6. Sagging or soft spots in the roof line. 7. Interior ceiling stains — even small ones. 8. Daylight visible in the attic. 9. Higher energy bills from poor attic ventilation. 10. Your roof is over 20 years old and has never been inspected.
If you see three or more of these, book an inspection. Small issues fixed early are almost always cheaper than replacing damaged drywall and insulation later.
